
ARCHITECTURAL SERVICES

Receiving and understanding the brief. This involves consultations with the Client in order to formulate a brief, addressing overall development objectives. At this stage, the Client will provide detailed information on objectives and hopes, as well as on budget, time limits, and any other constraints that may influence the project.

Existing As-built Documentation, which involves the documentation of the existing site or building to be renovated or uplifted. This involves the measuring and drawing of the existing site or building in order to fully understand its current condition, as well as any constraints or opportunities for further development.

Design Conception, which involves the production of preliminary architectural proposals exploring the potential of the site or existing building. The Architect will generally provide options in sketch form to express certain development ideas. At this stage, the overall essence of the proposed work is captured with a minimal amount of detail.

Client presentations, made by the Architect to the Client for each stage of design work done. This assists in the selection of a preliminary design proposal in order to proceed to the next stage of development.

Design Development, which entails the development of the preliminary sketch design proposal selected by the Client. The Architect will develop and solidify the design proposal, with a more detailed focus on materials, forms, and products in preparation for the production of the Construction Documentation.

Construction Documentation, which involves the preparation of a set of highly detailed and accurate construction drawings, schedules, material specifications, and technical details. This set is created by the Architect and includes plans, elevations, and sectional drawings of the proposed work. The Construction Documentation is required to generate detailed cost information, obtain authority approval, as well as to provide a full and detailed set of instructions on the actual construction.

Construction Supervision, which entails independent site inspections in order to perform quality control and ensure that all work done is within the framework of the contract documents. During this phase, any construction-related issues may be immediately identified and rectified. This stage also allows for the highest level of aesthetic and technical resolution based on the project objectives.

Post Construction As-built Documentation, which consists of a revised set of drawings produced subsequent to the project completion. This set reflects all deviations to the construction drawings and specifications, and illustrates all the final information on work performed under the contract. This set is created as a final record of the building, space, or environment through a process of measuring and drawing, and may be utilised for any further design or construction work to be conducted in the future.

CONSTRUCTION SERVICES

Demolition of any walls, windows and shutters, plumbing fixtures and pipes, electrical fixtures and conduits, cabinetry, furniture and tiling, as specified in the Architect's drawings.

Electrical re-wiring and installation of outlets, lighting locations and conduits, as specified in the Architect's drawings.

Plumbing or re-plumbing, and installation of pipes and sanitary fittings, as specified in the Architect's drawings.

Waterproofing and provision and installation thereof for all wet areas, as specified in the Architect's drawings.

Tiling of floors and walls, as well as installation of kitchen countertops, as specified in the Architect's drawings.

New built walls, as specified in the Architect's drawings.

Kitchen cabinetry installation, as well as utility cabinetry, bedroom wardrobes, and bathroom
vanity units, as specified in the Architect's drawings.

Plaster and paint to walls and ceilings, as specified in the Architect's drawings.

Fabrication and installation of windows and doors, as specified in the Architect's drawings.
